Prestige Group to build private flyover near ORR in Bengaluru – Key details

In an effort to reduce traffic congestion around its upcoming tech park in Bellandur, Prestige Group has received approval from the Bruhat Bengaluru Mahanagara Palike (BBMP) to construct a 1.5-km elevated flyover. This structure will directly link the Prestige Beta Tech Park site to Bengaluru’s Outer Ring Road (ORR) and will be open to the general public—not just the company’s employees.
BBMP Approval with Conditions
As reported by Deccan Herald, the BBMP has permitted the flyover to be built on public land on the condition that Prestige also undertakes the widening of Kariyammana Agrahara Road, a well-known traffic choke point. The flyover will run parallel to an existing public road and will be aligned alongside a stormwater drain.
Prestige first approached BBMP in August 2022, revising its plan in late 2023 in response to severe traffic congestion on approach roads like Old Airport Road via Yemalur and Kariyammana Agrahara Road. Once completed, the tech park—Prestige Beta Tech Park—is expected to accommodate over 5,000 employees.
Green Light Came After Talks with Deputy CM
The formal approval for the flyover was granted in April 2025, following discussions with Karnataka Deputy Chief Minister D. K. Shivakumar. Under the terms of the deal, Prestige is also entitled to Transferable Development Rights (TDRs) in return for any land it surrenders for public road expansion—subject to legal compliance.
Authorities have emphasized that the new flyover must remain open to all commuters, ensuring it serves as a public utility and not just a corporate benefit.
Tech Park Got Earlier Nod; Flyover Took Longer
While the 70-acre tech park project received its Bangalore Development Authority (BDA) building plan approval in September 2023, the flyover approval took nearly a year longer. The delay highlights the greater regulatory scrutiny placed on infrastructure projects involving public land.
New Access Road to Improve Hospital Connectivity
In addition to the flyover, Prestige will build a 40-foot-wide connector road, aimed at reducing travel time to Sakra Hospital Road by approximately 2.5 km, offering significant relief to daily commuters in the area.
